What must I bring with me to tour an apartment?

Valid Driver's License or Government Issued Photo ID

What are the income and credit qualifications?

Applicants must demonstrate a gross monthly income of at least 2.5 times the monthly rent and meet third-party credit screening requirements.

What qualifies as acceptable proof of income to sign a lease?

Applicants are required to provide one of the following forms of documentation: (i) the two most recent pay stubs, or (ii) bank statements covering the two most recent months. In addition, valid proof of income must be submitted and verified through Snappt.

What happens if I qualify for an apartment, but my roommate does not?

The roommate will not be approved to lease/live onsite

Is my security deposit totally refundable?

Upfront deposits are fully refundable minus any damages, while Deposit Insurance is non-refundable

If I get a job transfer, can I break the lease?

You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.

Can I change to a month-to-month lease plan after my first year?

Upon expiration, the lease will automatically convert to a month-to-month tenancy unless a renewal is executed or a 60-day written notice of intent to vacate is provided. A month-to-month fee will apply.

Do you accept short term leases?

Unfortunately, we do not accept short term leases.

Are residents required to have renters insurance?

Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.

Do you offer furnished apartments?

Unfortunately, we do not offer furnished apartments.

Do you offer corporate apartments?

Unfortunately, we do not offer corporate apartments.

If something needs to be repaired in my apartment, how do I report it?

Please place any maintenance requests through your resident portal.

When is my rent payment due?

Rent is due on the 1st of every month, this includes holidays.

On what day of the month am I liable for a late charge?

Rent is due on the 1st of the month and late fees begin on the 4th.

Will you accept electronic payments from my bank?

Yes, electronic payments from your bank are accepted.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, the office should be made aware, and they should be added to the lease as minor occupants.

Can I install my satellite dish at my apartment?

Please refer to your satellite addendum in your lease packet regarding satellite dishes.

Do you have cable services?

No, you can stream through Community Wide Wi-Fi.

Does the property offer on-site recycling?

Unfortunately, we do not offer recycling.

Are gas grills permitted at your property?

No, grills are provided for your use in common areas.

Is there any additional storage space available at your property?

Yes, check with Leasing Office for details.

Are residents permitted to paint their apartment?

Yes, but must paint or be charged to return color back to original color upon move out. Charges will apply if not restored and if any sprinkler heads are painted/damaged.

Will you accept my delivery packages for me?

Luxer One will accept all packages.
